What’s Your Property Worth?

A home valuation gives you knowledge that helps you plan for the future and make smart decisions. It is good practice to know how much equity you have in your home, how much you can borrow against it and what you can sell it for.

Joaquin’s valuation is more thorough and accurate than the estimates on the major real estate portals. For the most precise number, ask for a customized Comparative Market Analysis or an appraisal.

What Is a Home Valuation?

A home valuation determines the current market value of a residential property. It is crucial for real estate transactions, and it prevents excessive borrowing and financial losses. When you get a mortgage, the home acts as collateral, so a thorough valuation protects both the owner and the lender.

How Is the Value of My Home Calculated?

The value of your home comes from a combination of factors: location, age, size, condition, improvements and renovations, and the recent sale prices of comparable homes nearby. It also reflects current market trends, inventory, interest rates and buyer sentiment.

How Accurate Is an Online Valuation?

Online estimates are a starting point. They do not see recent renovations, unique features, architectural significance or how buyers actually perceive a home, all of which can move its real market value. For the most accurate number, ask for a private valuation.

How Is a Valuation Performed?

Market Analysis

Comparative Market Analysis

A Comparative Market Analysis (CMA) is the tool real estate agents use to value a home. It studies similar homes that recently sold nearby, usually the three or more that are most alike and closest. Each one is compared with your home, the differences are priced out, and the result shows what your home would sell for in today’s market.

Appraisals

Based on a Professional’s Opinion

An appraisal is an unbiased valuation by a licensed professional. Lenders order one for most purchases and refinances. The appraiser inspects the inside and outside of the home, studies recent sales and market trends, and writes a detailed report with a building sketch, a map of the comparable sales, photos and an explanation of the square footage.

Times when a valuation helps

Why Is a Valuation Important?

Refinancing

Lenders base the size of a loan on the value of your property, and usually lend 75% to 96.5% of it. Knowing what your home is worth shows your equity, and more equity means better terms on a refinance.

Home Improvements

If you improve your home to raise its resale value, make sure you do not price it out of the market. A valuation shows how your home compares with others nearby, so you can choose the projects that pay back.

Qualifying for Credit

To borrow against your home with a Home Equity Line of Credit (HELOC), you need a certain level of equity, and most lenders require at least 20%. A valuation tells you whether you qualify, and the lender uses it to make a decision.

Planning

Simply knowing the value of your home is good information to have. It helps you plan for the future and respond to the unexpected, from a move to a change in your finances.
