Brentwood
Tree-lined streets, large lots and canyon quiet, minutes from the coast.
Brentwood is a neighborhood of the City of Los Angeles between Santa Monica and the 405, north of Wilshire Boulevard. It runs from the flat streets around San Vicente Boulevard up into the canyons of the Santa Monica Mountains.
Buyers come for the space. Brentwood Park offers some of the largest flat lots on the Westside, while the canyons trade flat land for privacy and views. The Brentwood Country Mart and the shops along San Vicente give it a village feel.

The Enclaves
Brentwood Park, north of San Vicente and south of Sunset, is known for its curving streets, landscaped circles and lots of half an acre or more. It is the core of the Brentwood estate market.
North of Sunset, the canyons each have their own character. Mandeville Canyon has long, private lots and ranch-style estates. Crestwood Hills and Kenter Canyon are known for Mid-Century homes on view lots.
South of Sunset, the flats closer to San Vicente and Montana Avenue offer smaller lots, walkable streets and quick access to the Country Mart and Santa Monica.
What Drives Value Here
In Brentwood Park and the flats, land drives price. Lot size, street, frontage and whether the house is new or a candidate for a rebuild matter more than the age of the home.
In the canyons, buyers look at flat usable land, views, road access and the privacy of the lot. Two homes of the same size can trade far apart.
Hillside and canyon homes are in a high fire-risk zone, so insurance cost and fire-safety rules now have a real effect on price. We check these early on every canyon sale.
